We want you to have a great holiday, to be as comfortable as possible in our accommodation and to make the experience as good as possible. Therefore, by having clear and concise terms and conditions, we will avoid misunderstandings. It is very important that you read them carefully, because by paying for your booking, you confirm that you have read them and agree with them. Thank you.

Before you pay for your booking, you will receive a confirmation contract from us stating your start/departure date, total price and method of payment, our contact details and full terms and conditions.
The accommodation will be delivered in a clean, tidy and well-maintained state. The apartment is always professionally cleaned before your arrival.
Sufficient furniture, equipment, appliances and utensils will be provided.
Prices include all bed linen, towels for the apartment and beach towels, water, electricity, heating and cooling.
For stays longer than seven days, complimentary clean bed linen will be provided.
If, for any reason (except in the event of force majeure/matters beyond our reasonable control – see section 5 'Insurance'), we are unable to perform this contract, we are liable to immediately refund any unfulfilled days of the booking.
Force majeure matters, e.g. adverse or extraordinary events, storms, ash clouds, floods, fires, terrorism, earthquakes, pandemics, etc. (We reiterate the importance of sufficient holiday insurance cover, as we will not be responsible for this.)

We make sure that the apartment facilities (i.e. crockery, electrical items, furniture, fittings) are of good quality. Therefore, the items listed or illustrated may vary or be unavailable according to ongoing maintenance, replacement, or refurbishment. We are always striving to update and replace items and installations with others of similar or better quality.
We are registered in the Andalusian Tourism Registry (ATR) and are regulated by the Andalusian holiday rental law. This is your guarantee that our apartments meet the required standards and that we are operating on a fully legal basis. Our license number is VUT/AL/11931. All apartment owners/operators must display their license number(s) on their website. Those that do not may not be operating legally and the quality of their accommodation cannot be guaranteed.
- Problems or concerns
Once we have sent the confirmation contract and your deposit has been received, you have entered into a contract with us which you fully accept and are bound by these terms and conditions. Such a contract ends when you have finished your holiday with us and your security deposit has been refunded in full where applicable. If there are any problems, concerns or complaints at any stage of the contract, we ask that you let us know as soon as possible so that we have a chance to make things right. We will do our best to find a reasonable and mutually acceptable solution to any unexpected problems that may occur.
During your stay, if something is not up to par or if you have any problems, please let us know immediately. We will do our best to fix it. If you are not satisfied, complaint forms (complaint forms) are available.
Once you have signed the contract with us, both parties are expected to maintain an adequate level of communication prior to your arrival. If during the pre-holiday period an issue arises for which we have done our best to resolve it, but there is a lack of communication on your part (we mean failure to respond to multiple emails/phone calls from us in an effort to resolve any issues), we have the right to cancel our agreement with you. We will not be liable for any other financial claims.
- Payment
A non-refundable, non-transferable deposit of 50% is required to secure your reservation. The rest (the other 50%) plus a security deposit (deposit) of €250, must be paid 60 days before the start of your reservation.
By paying the deposit, you are entering into a contract with us and you agree to these terms and conditions.
For bookings made within 60 days prior to the start, full payment is required at the time of booking.
In case of cancellation by you, balances and/or deposits are non-refundable.
Usually, the minimum stay is 7 nights, but this can be negotiable by a special agreement.
- Refundable security deposit (deposit). Quantity: 250.-€
The security deposit (deposit) covers things like breakage, damage, or loss of keys. It also covers the unlikely event that you leave the apartment at the end of your stay in an unsatisfactory state, i.e. too dirty or carelessly ruined towels/bedding. Any damage/breakage/theft of the identified items will be responsible for payment of the security deposit (any outstanding monies will be refunded after deduction made). We reserve the right to replace damaged items with an item of the same quality and will deduct the corresponding amount from the security deposit. If any damage exceeds the value of your security deposit, we will claim it for the excess amount.
Upon your departure, the apartment will be checked. When the apartment has been left clean and tidy, the containers empty, the crockery clean and without any other damage, we will return your deposit by bank transfer. If any of the above have not been met, we reserve the right to withhold all or part of your security deposit.
- Sure
We are required by law to have liability insurance. However, no liability can be accepted for injury, loss or damage to guests or their belongings. Make sure you have sufficient travel insurance to protect both you and your belongings in the event of an incident.
We cannot express enough how important it is that you have adequate travel insurance, not only to protect yourself in the event of illness or injury, but also in the event of trip interruption or cancellation for matters that are beyond our reasonable control. For example, adverse or extraordinary events, storms, ash clouds, floods, fires, terrorism, earthquakes, pandemics, etc. In the event that any of these events prevent you from taking your vacation, it is your responsibility to file the appropriate insurance claim. We will not be responsible for refunding any deposits or balances you have already paid, nor do we offer a transfer or "voucher" for a future holiday.
A tip on travel insurance: A good quality annual multi-trip policy that is already in place when you make your booking with us, will ensure that should a situation arise between the making of your booking and the time of your trip, you will be legitimately covered. Leaving it to the last minute before arranging coverage could mean you're not covered.
- Late check-in/early check-out
Normal check-in is from 16:00 and check-out is at 10:00.
Outside of these hours we will do our best to accommodate you, but please discuss this with us before making your booking.
- The check-in process
We will meet you upon arrival at a pre-arranged meeting point and take you to your accommodation. If we are not in the area, we will leave the keys in an accessible and nearby place to pick them up.
You will be given a contact number in case of any problems during your stay.
We are required by law to take a copy of all guests' valid passports and complete a registration form for each guest to sign and date. We will keep them on file for a period of three years to comply with the security law. We will also keep a copy of your contract on file for a period of one year in the event of inspection by the Junta de Andalucía.
- The accommodation
We all love parties, but please not in the apartment. There are neighbors who must be respected, apart from sticking to the rules of the community so we kindly request that a quiet meal or a drink with a couple of friends is the best. There are many bars, restaurants and cafes in the surrounding area for social activities.
Only the persons declared at the time of booking and named in the contract are authorized to stay in the apartment and/or use the common facilities.
Maximum number of 2 people per booking.
Unfortunately, children and pets are not allowed.
Smoking is not allowed inside the apartment.
No noisy or disturbing activities are allowed after 12 midnight.
Close and lock windows, awnings, and doors before you go out.
The apartment is delivered to you already clean at a professional level. Our apartments do not have a cleaning service, which means that we do not clean the apartment during your stay (apart from providing fresh bed linen and towels for stays longer than seven nights). We expect the apartment to be returned to us reasonably clean and tidy.
If you break the law or commit a serious breach of the community rules during your stay, we have the right to remove you from the premises within 24 hours. You will not be liable for any refund and we will not be liable for any claim for costs/expenses in connection with the matter.
- Community Standards and Use of Facilities (Azores Studio Only)
The apartment is part of a naturist complex and naturism is expected to be practiced when appropriate. Our guests are committed to abiding by the rules and norms of the community, including rules regarding conduct and behavior as part of a naturist community. If you have any questions or would like further clarification, please do not hesitate to contact us for more information.
- Naturist label (Azores studio only)
Our guests are kindly requested to observe standard naturist hygiene etiquette, including the use of appropriate towels/covers to avoid soiling chairs, sofas and other furniture when naked.
- Safety and respect for all
The apartment is part of a community of owners and aims to provide a safe environment where naturists spend holidays/live as a couple, families and singles. If any guest is deemed to be behaving publicly in a manner contrary to community guidelines (this means conduct that is considered lewd, inappropriate, or disrespectful within the community), we have the right to immediately terminate our agreement with you and remove you from the accommodation without refund.
- Additional Supplements/Charges
Additional bed linen is available on request with a small supplement of €10 per set. Please ask at the time of booking.
- How we use your personal information (our GDPR policy)
When you make a booking with us, we will ask you for personal information. We need this information to enter into a booking contract with you to fulfil other legitimate interests, such as our tax obligations, national security or fraud protection.
We only collect what is necessary and only use it for the purpose for which it was collected.
The information is stored securely and kept for no longer than necessary.
As of May 25, 2018, the General Data Protection Regulation (or GDPR) replaced the 1995 European Data Protection Directive. This change was necessary because in 1995 there was no Google or Facebook and our phones were only used to call people and send text messages. In today's digital world, GDPR only means good business practices and greater protection for consumers about the information held about them.
